James Beresford && Charlotte Pritchard of BLM Law Probate and Wealth manager’s uses poorly reviewed surveyors firm for lowest valuation possible to damage the estates value by over £450,000.

Poor James Beresford is a legal 500 member, a top S.T.E.P member and he is incapable of doing a simple probate without a huge legal scandal breaking out and all the top BLM directors has been told at every turn and totally ignored our concerns other than making poor James a client of their firm.

Poor Charlotte Pritchard had a bright career in front of her but alas she’s as bad as JB all she wanted was to hoodwink the judges and continue to damage this estate at 32 Hoole Road Chester that ZOOPLA had valued at £1.1m before JB and CP instructed a surveyor from Preston to do a valuation survey 40+ miles outside their local area WHO THEN PRODUCED the most stunning LOW Valuation of £345,000 and the so-called masters of the probate world and top wealth managers never even batted a eye lid.

They never even questioned it, their entire plan was to damage the estate from taking over from the first removed executer in Dec 2019 where he only value the estate at £450,000 where ZOOPLA said it was £1.3m

So lets examine this surveyor and JB, we ask the open question why a top probate expert would ask a badly reviewed firm that has received bad reviews for under valuating other properties 65 miles from their base and with zero local knowledge beggars belief or was it just a done deal, well it has to be JB and CP utterly failed in their duty of care by excepting such a low offer and they must have known at the because they told their other selling partners to market the property at a guide price of between 450k – 525K.

Why did they think they could get between 105k to 180k higher than the valuation makes no legal sense?

For the benefit of any doubt its only fair to point out the obvious that the SUPER DOOPER wealth managers at BLM LAW has definitely forgot when doing their law exames so here is a riminder and for our millions of readers.

As a general guide, case law [7] has established that the following are permissible margins of error:

  • For a standard, estate-type, residential property, it may be plus or minus 5%.
  • For a valuation of a non-standard/non-estate residential property, it would usually be plus or minus 10%.
  • For a unique property, it could be plus or minus 15%, or even higher in an appropriate case.

Of course Dr Jones only got this legal bundle for a court case this Monday last Thursday but like everything in this trouble and scandalous probate case the actual valuation certificate did NOT have the Surveyors name on it who in BLM instructed it or it was signed all of these things are.

2/ Is a requirement of RICS the surveyors regulator to provide all clients or cooperate bodies.

The valuation did in fact have a docket reference to the actual person that carried out the work which using our local sources for information was AL who just after producing this fake valuation left the company to then go a work in a Preston office that just happens to be the same place MA police detective has be known to visit and has a material gain in this probate so many constancies in the case file you could not make it up.

Why on earth did JB BLM law not use a national surveyors firm well there’s no way he would have got such a low valuation but then again he would not have been able to hoodwink the HMRC at the time???

An embarrassing Legal fraud case is mounting and even if you are a legal 500 member your running out of friends to help you?

Did JB or CP or BLM Compliance deliberately leave out the surveyors name because they knew we would smell a rat and within minutes we found what they were trying so hard to hide from us but more importantly from the courts is quite frankly shocking behaviour of a partner in BLM Law he should not only be removed from this probate but by his firm as well and lets not forget for at least a year has been protected by his own legal firm for what reason we have still not been told?

Since this legal bundle was releases to Dr Jones there’s been huge developments SDL Auctions has stated they have pulled the sale because they say JB CP and BLM has not provided them with proper documentation on who has Capacity to sell this property we think its to do with the letters of administration and they are talking to another refused estate agency who correctly valued the estate to start with to do the work.

But its to late the estates footprint has a starting price of 450k no-one can move it to another agency and hope to double the offers JB, CP, BLM LAW, Humphreys and Bartlett’s of Chester have now been found out by undervaluing this probate estate to either PRICE FIX for their friends and don’t forget Bartlett’s owns 31 Hoole Road, tried to take over the estate at number 32 and now doing the same thing at 33 this requires an urgent police investigation but as MA is a senior local cop will they do it at all?

We are saying here and now the chances of all three properties becoming a huge property development is extremely high and in 2 properties would have been down to very low price fixing by top lawyers for pure greed!
